HST

May 2nd, 2010

Some goods and servises are being HST'd already.  Starting yesterday.  If you buy a home that is old.....(no GST) but it completes in August, then you will have to pay HST on your Moving costs, and commission, if you are the seller.

Tour of homes

April 26th, 2010
Good day everyone,  I went on tour this morning and almost got nautious by all the places that are being suddenly listed and need to be seen.  We have hit critical mass of listings here in North Van with there almost being 1000 listings at the moment.  That is the number that we hit when the Real Estate Market took a turn for the worst in Spring of 2008.  The interesting thing is though,  tha ...

HST

April 15th, 2010
Well I signed the petition against the HST, because it is adding tax to many things that are presently only being charged one tax.  For instance, the amount of money that you the seller pay when you hire a realtor to sell you home.  Currently, the vendor has to pay GST on commission which is 5%.  With HST the seller would be required to pay an additional 7%.  There is no rebate planned for th ...

Brisker than usual

December 4th, 2009

So, now we have it straight from the horses mouth.  The market is brisker than usual right now.  I personally have been finding it busy right now.  People are still wanting to do business.  Usually this time of year real estate dies off.  What is fuelling the market?  Is it the low interest rates?  The Pending Vancouver Olympic games.  The fear of the HST coming in July 2010.  Officially we ...

New Condos in Central Lonsdale

November 24th, 2009

I went to see some new condos in Vista place this morning on the North Shore in Central Lonsdale at 1320 Chesterfield.  I am thinking that the finishes are really good.  The Penthouse and Sub Penthouse floors are 9 foot ceilings.  I am liking this.  The appliances are Sub Zero and Fisher Paykel.  That is pretty good, but, as you go down the building the rooms get smaller and the appliances dr ...

The average price of a home

November 5th, 2009

The average price of a home in Vancouver has gone up by 4-6% in the last month.  The average price of a single family home in North Vancouver is 888 thousand dollars.  This is not cheap and the first time buyer cannot usually jump into buying a house.  If you are holding off buying because you think the price of a home is going to drop after the Olympics you could be missing out on an opportu ...

HST's Effect on the Housing Market

October 30th, 2009

Everyone is worried about what will happen to the HST on new homes.  The rebate being offered is 5% on the first four hundred thousand.  This leaves new home owners paying the HST thereafter.  With the average price of homes in Vancouver this has new Buyers paying more.  The HST is slated to take over in July 2010.  I do not believe the HST will have an impact on already "lived in" homes, but ...

Jacquie's Thoughts on Real Estate

October 1st, 2009

Welcome to My thoughts on Real Estate.

As a realtor I can really see this in the price of single family homes in North Vancouver.  In February, April, and March there were lots of homes available under 700 thousand on the North Shore with basement suites.  Now there are very few.  Out of the few that remain, they are on busy roads, need major renovations or are going in a "multiple bid" and ...

Housing Market Rebound

June 2nd, 2009

What to do or not to Do.  Tis the question.  Right now Everyone is trying to guess what the housing market is going to do.  Many Doom sayers predict the market is going to go down again.  But now, there is more positive news in the media: For instance:

The Canadian Press
OTTAWA

Canadians have reason to breathe a little easier -- the economy fell sharply at the start of the ye ...
